Why does water pond on a flat roof, and does it matter?
Ponding comes from sagging decks, blocked drains or too little slope. Standing water speeds wear on the membrane, adds weight and gives leaks more time to enter. A roofer checks where it collects and why, and fixes the drainage as well as the surface.
A shallow film that evaporates in a day is usually harmless. Water that remains for several days after rain, or that collects in the same place every time, is a warning.
Clearing a clogged drain is a simple job. A sagging deck is a structural question, and the roofer may suggest a builder as well.
Can a flat roof be patched, or does it need replacing?
A patch suits a small, local failure on an otherwise dry and sound roof. If the membrane is blistered or cracked widely, or the insulation below is wet, patching will not hold. The roofer can test for moisture and should show you the findings.
Layers of old tar and sealant hide the true condition of a roof. When they pile up, a repair often lasts less and less.
Ask the roofer for photos of the damage and a written explanation of why a patch or a replacement is recommended.
What makes parapets and edges leak?
Parapets are the short walls that rise above a flat roof, and the membrane has to turn up them and be sealed under coping or counter flashing. Cracks, loose coping and failed sealant let water behind the membrane and into the wall.
Brick parapets on older buildings are exposed on both faces, and mortar joints weather. A roofer and a mason may share the repair.
Winter freezing widens small gaps, so spring is a time when failures appear.
Why do flat roofs need drain checks in autumn?
Leaves and debris block drains and scuppers, and a blocked drain turns a roof into a shallow pool. Clearing them before the first snow, and again after thaw, is cheap protection. Standing water and ice also stress the surface.
Snow melts unevenly on a flat roof, and the meltwater needs a clear path. A blocked scupper can send water over a parapet or into a wall.
Check drains from a safe position, or ask the roofer to do it at the same visit as a repair.
What should be checked on a flat roof after a heavy snow?
Look from a safe place for sagging, water staining inside, blocked drains and ice along parapets. Do not shovel the roof yourself. If you see deflection in the ceiling below, or water entering, call and describe it so the roofer can judge urgency.
Wet snow is heavy, and a flat roof carries all of it until it melts. Most roofs are built for the loads the code expects, but older structures, added insulation or past damage can change that.
The roofer will tell you whether any structural question needs a builder or an engineer, which is outside what a roofing visit can settle.
How do I tell a flat roof leak from condensation?
A leak follows rain or melt, while condensation follows cold weather and shows as damp or frost on the underside of the deck. Poor ventilation and missing vapour control let warm air meet a cold deck. The roofer looks at timing and the evidence in the roof build-up.
Condensation can wet insulation and stain ceilings in ways that look just like a leak. Treating it as a leak wastes money.
If the stain appears on cold, dry mornings, tell the line when you call.
